Patrick J. D’Arcy is an Irvine-based Orange County attorney that represents only landlords in landlord tenant litigation, including complex commercial evictions with the California Court of Appeal. Whether it is commercial or residential evictions, Mr. D’Arcy will aggressively defend your rights and restore possession to you.
Mr. D’Arcy is considered by BASTA – a feared tenants’ rights “non-profit” in Los Angeles, to be among the more formidable lawyers they’ve ever encountered. This is because Mr. D’Arcy beats them when others are afraid to take them on. In a one-week jury trial, Mr. D’Arcy beat BASTA, 12-0, and on 94 of 96 questions posed to the jury. In refusing to settle with them, Mr. D’Arcy vindicated his elderly client (pictured above) who was losing her building to foreclosure due to deadbeats who refused to pay.
In another BASTA case, Mr. D’Arcy once again refused to pay any ransom for a tenant who hadn’t paid rent in months, and evicted them on summary judgment before Judge Haigh in Long Beach. These persons violated city zoning laws with the mess they created, had jobs, and simply refused to pay while making their neighbors miserable.
In a BASTA case, Mr. D’Arcy refused to settle. The tenant hadn’t paid rent in nine months while fully employed. The unit lacked a certificate of occupancy. The teenage daughter testified (lied) on the stand that she helped her father cut down a 40′ high tree in the middle of electrical wires and surrounding by apartment buildings on all sides. She further lied and said she and her father took all of the branches, etc. to a city dump to be disposed. Mr. D’Arcy went to the dump and proved no records existed, as the dump logs license plates and weight before charging dump fees. Mr. D’Arcy made them out to be liars on the stand, and defeated all of BASTA’s stupid motions, including motion for summary judgment, motion for a directed verdict, etc. Result – deadbeats evicted and not one dime paid to them.
As a side note, the latest fake post about me said that I would never decline to be quoted. It argued that I was never contacted and interviewed for this article. That’s complete BS. As proof, here’s just ONE email from Hillel Aron at La Weekly, the author of the article [redacted]:

Subject: quotes for approvalHey there Patrick. As we discussed, here are the quotes you gave me that I would like permission to use in my piece.”
